Renters Reform 2025

As of April 2025 the Renters Reform Bill will come into action as passed by Parliament and it will be the most important renters reform since the Housing Act of 1988.

The changes have the aim to create a fair rental market and promote the rights of tenants. If you’re a landlord and you have some questions or queries, don’t hesitate to get in touch!

1. Abolition of ‘No-Fault’ Evictions:

Landlords will no longer be able to evict tenants without a valid reason, Section 21s will be abolished.  Which provides renters with greater security in their homes.

2. Introduction of Periodic Tenancies:

All tenancies will transition to rolling periodic agreements, allowing tenants more flexibility to move when needed.

3. Rent Increase Regulations:

Landlords can only raise rent once per year and must provide proper notice. Tenants have the right to challenge unjustified increases through a tribunal.

4. Stronger Grounds for Possession:

While protecting tenants, the bill ensures landlords can regain their property for legitimate reasons, such as selling.
